Every project begins the same way: in discovery.

One One Ten does not send a fee letter before getting to know the client.

That understanding comes from the Discovery Consultation.

It is mandatory for every project. It is the first piece of work.

Why it exists

Architecture is a long relationship.

A multi-year engagement with a single firm that will make thousands of decisions affecting how a client lives or works for decades. The Discovery Consultation is how One One Ten makes sure that relationship starts on solid ground.

No scope of work is proposed, no timeline committed, no professional services agreement signed. Not until both parties understand what they are actually building together.

What it is

The Discovery Consultation unfolds in two consecutive parts. Most clients complete both. Part 1 establishes the foundations — the program, the site, the feasibility. Part 2 builds on those findings to produce the complete Discovery Report: One One Ten's formal written assessment of the project, including a 3D massing study, construction cost estimate, and a proposed path into design.

Part 1
Discovery
$1,995 + GST

The starting point. The principal meets with the client and completes a site visit to understand the project from the ground up: motivations, vision, budget expectations, site conditions, views, orientation, and regulatory constraints. The Architectural Program is developed here — a detailed account of every space the project requires, how each should function, and how they relate to one another. Ideas are tested against real site conditions. Part 1 establishes the factual and programmatic foundation every subsequent decision will rest on.

Up to two meetings, including a site visit.

Part 2
Discovery Report
$1,995 + GST

The foundations become a plan. Building on Part 1, One One Ten develops a conceptual 3D massing study showing how the program could be organized on the site, researches comparable project precedents, produces a preliminary construction cost estimate, and maps a realistic design and construction timeline. All findings are compiled into the full Discovery Report: a professional assessment of the project's feasibility, risks, and recommended path forward, together with a formal proposal for design services if the client chooses to proceed.

One additional meeting plus a formal presentation of the complete Discovery Report.

Both fees are credited in full against the professional fee if the client proceeds to a formal engagement.

The deliverable

The Discovery Report.

At the conclusion of the Discovery Consultation, One One Ten delivers a formal Discovery Report. This is not a meeting summary. It is a professional document, typically fifty or more pages, that constitutes the first real work product of the engagement.

A Pre-Design Report includes:

  • Site documentation, including drone photography and a formal site analysis
  • Solar orientation and climate analysis
  • Applicable planning, zoning, and regulatory parameters
  • An Architectural Space Program: a detailed account of every space the project requires, its function, its area, and its relationship to adjacent spaces
  • Construction cost analysis across multiple quality tiers, with clear explanation of what each tier delivers
  • A Project Feasibility Analysis
  • Next steps and a recommended path forward

By the time a client receives this document, they know whether their project is feasible, what it will likely cost, what the regulatory environment looks like, and whether One One Ten is the right studio to take it forward.
